Maintenance & Groundskeeping Duties

Grounds Care & Inspection

Pick up trash and maintain clean exterior/common areas.

Inspect property grounds daily for hazards or maintenance needs.

Work Orders & Maintenance Requests

Complete and close maintenance tickets promptly.

Perform inspections on make-ready units and fill out make-ready checklists.

Unit Turnover & Make-Ready Preparation

Prepare vacant units for move-in, including cleaning, repairs, and safety checks.

Test and replace smoke detectors as needed.

Appliance & Fixture Installation/Repair

Install, replace, or repair garbage disposals, dishwashers, microwaves, stoves, and refrigerators.

Replace refrigerator evaporator fans and thermostats.

Repair stove elements and switches.

Plumbing Repairs

Replace kitchen and bathroom faucets.

Change out shower cartridges or bathtub stems.

Replace wax rings, remove/install toilets, and repair or replace toilet components (bowls, washers, fluid masters).

Electrical Repairs

Replace electrical sockets, light fixtures, and switches.

Carpentry & General Repairs

Hang interior doors.

Perform minor sheetrock repairs.

• Responsibilities:

• Operate and maintain parking lot sweeping truck to keep lots and driveways clean and debris-free.
• 
  
• Schedule and perform regular sweeping routes, ensuring safety and minimal disruption to tenants or customers.
• 
  
• Monitor inventory and order supplies (e.g., broom parts, fuel, cleaning materials) in a timely manner.
• 
  
• Handle payroll processing for staff, including time tracking, wage calculations, and payroll submission.
• 
  
• Perform basic preventive maintenance on sweeping equipment and coordinate repairs as needed.
• 
  
• Maintain accurate logs for sweeping schedules, supply orders, and payroll records.

• Armed Security Officer – Patrol & Enforcement Duties

Primary Responsibilities:

Conduct regular armed patrols throughout the property, both on foot and by vehicle, to deter and detect criminal activity.

Enforce property rules, including curfews, occupancy limits, and visitor policies.

Check resident and visitor identification to confirm authorization for property access.

Perform background checks for active warrants, felony convictions, or misdemeanors as required by policy.

Detain or make lawful arrests of individuals engaged in criminal activity until local law enforcement arrives.

Prevent unauthorized persons from entering the property, particularly those in possession of weapons or intending to cause harm.

Respond promptly to emergencies, disturbances, and incidents involving threats to safety or property.

Document all incidents, arrests, and patrol activities in detailed, accurate reports.

Collaborate with local law enforcement and emergency services as necessary.

Maintain a visible and professional presence to ensure the safety and security of residents, staff, and visitors.
